The second and final payment period of the year for real estate tax, which concerns property owners closely, is approaching. The first installment of the tax collected by municipalities was paid in May. For the second installment, the entire month of November can be used.

Taxpayers who do not pay their debt within the deadline will face a late payment surcharge.

When is the final day for the second installment?

The second installment payments of the 2026 real estate tax can be made between November 1-30. The final payment date has been set as Monday, November 30, 2026.

Real estate owners who do not pay by this date will have an additional amount reflected in their debt based on the applicable late payment surcharge rate.

How and where is real estate tax paid?

The tax debt is paid to the municipality to which the property belongs. Taxpayers can carry out their transactions through the following channels:

  • Municipal cashier offices
  • The relevant municipality's online payment system
  • Debt inquiry and payment services via e-Devlet

Who is exempt from real estate tax?

According to the Real Estate Tax Law, certain groups do not pay tax if they meet specific conditions. In this scope, the tax rate on the single residence of the following persons within Turkey's borders is reduced to zero:

  • Those who document that they have no income
  • Those whose income consists solely of pensions from legally established social security institutions (retirees)
  • Veterans
  • People with disabilities
  • Widows and orphans of martyrs

For the exemption, the gross area of the residence must not exceed 200 square meters. Residences with usufruct rights are also considered in this scope. Those who own more than one residence, even if in shares, cannot benefit from the exemption.
