Istanbul residential sales: Esenyurt tops the third quarter

The distribution of housing sales across Istanbul's districts has become clear. According to information compiled from official data by Ömer Faruk Bingöl from Türkiye Gazetesi, a total of 65,232 homes changed hands across 39 districts of the city during the July-September period. Esenyurt leads the list, while some central districts with high price levels ranked lower.

Esenyurt more than doubled the second-ranked Pendik

In the third quarter, the highest number of housing sales was 7,668 transactions in Esenyurt. Pendik, ranking second, recorded 3,452 sales. That means Esenyurt reached more than twice the transaction volume of its closest competitor.

The district's share of Istanbul's overall sales was 11.8 percent. Extensive housing inventory, options appealing to different income groups, and more accessible prices compared to central areas are cited as possible factors behind this high transaction volume.

Looking at monthly distribution, 22,846 homes were sold in Istanbul in July, 20,570 in August, and 21,816 in September.

Approximately half of sales concentrated in 10 districts

In the top 10 districts with the highest sales, a total of 31,229 homes changed hands over three months. These districts accounted for approximately 48 percent of the city's total sales. In other words, one out of every two homes sold transacted in these 10 districts.

Kadıköy stood out among the top 10 districts. In the district where housing prices are relatively high, 2,437 sales were conducted. Following Kadıköy were Kartal with 2,422 sales and Maltepe with 2,271 sales. Urban transformation projects, renewed housing inventory, and transportation opportunities are among the factors supporting activity in these districts.

Transaction volume remained limited in expensive central districts

Sales figures were low in districts known for high housing prices:

  • Beşiktaş: 673
  • Sarıyer: 574
  • Bakırköy: 913
  • Şişli: 938

Beyond high prices, the limited number of plots suitable for new housing development is also considered among possible reasons for the low transaction volume in these districts. Nevertheless, it seems difficult to explain sales figures solely by prices. District population, existing housing inventory, number of new projects, and homeowners' tendency to put their properties up for sale can also determine transaction volume.

Lowest sales in the Islands

The Islands ranked last on the list with only 64 sales. The Islands were followed by Çatalca with 170 sales, Şile with 224 sales, Beykoz with 247 sales, and Beyoğlu with 568 sales.

The data shows that housing sales in Istanbul are concentrated mainly in districts with ample housing supply, and there are significant differences in transaction volume between districts.
